“SP Venture Partners” was founded in 2023 as a tax efficient real estate allocator. “SP” focuses on providing UHNW families and family offices tax-efficient co-GP investments with the risk profile of a LP. “SP” not only uniquely positions itself by its placement in the capital stack but also by having the partners of “SP” invest alongside family offices and UHNW families.

Experienced Leadership and Operating Partners

SP Venture Partners has access to a few dozen seasoned operating partners that have a track record in up and down market cycles and debt cycles. Each verified operating partner of SP Venture Partners must check off SP VP’s non-negotiable criteria and go through a 6-step verification process before being onboarded as an approved SP VP Operating Partner.

Focus

SP Venture Partners maintains a laser focus on who we invest alongside and the assets we invest in. Out of the 750+ owner/operators that the founders of SP Venture Partners has done some level of due diligence on, only a little more than a dozen have become approved SP VP Operating Partners. SP venture Partners also employs a deal flow model that gives us access to 500+ multifamily and senior housing opportunities per year. Out of the 500+ investment opportunities presented to us annually, SP Venture Partners only chooses to invest in 1%-3% of those opportunities.

Investment Strategy And Track Record

The founders of SP Venture Partners have invested as co-GP partners in over two dozen deals with over 10 different operating partners. SP VP is experienced in the implementation of operational strategies to improve the performance of multifamily and senior housing assets. These strategies include the repositioning of assets to better uses, implementation of better management teams, and by restructuring the capital stack to allow assets to be less burdened by debt.
